These Terms of Service govern your use of The Property Agent Ledger (the “Service”), operated by The Flip Ledger LLC (“we,” “us,” or “our”). By creating an account or using the Service, you agree to these Terms.
By accessing or using the Service, you agree to be bound by these Terms and our Privacy Policy. If you do not agree, do not use the Service. If you use the Service on behalf of a brokerage or other entity, you represent that you have authority to bind that entity.
The Property Agent Ledger is a business-management tool for real estate agents and brokerages: client and lead records, property and transaction tracking, commissions, expenses, mileage, document checklists, reminders, reporting, and related productivity features. The Service is a record-keeping aid — it does not provide legal, tax, accounting, or brokerage-compliance advice.
We offer a 14-day free trial so you can evaluate the Service before being charged. At the end of the trial, your subscription begins at the plan price shown on our Pricing page, billed monthly or annually depending on your selection.
After the trial period, we do not offer refunds for partial subscription periods. If you believe you were charged in error, contact us within 7 days at support@thepropertyagentledger.com and we will review your case.
You can cancel your subscription at any time from Settings → Subscription. Your access continues until the end of the current billing period. There are no cancellation fees. We do not provide refunds for partial billing periods.
You are responsible for maintaining the confidentiality of your account credentials and for all activity under your account. You agree to provide accurate information and to notify us promptly of any unauthorized use.
You agree not to misuse the Service, including by uploading unlawful content, attempting to access other users’ data, interfering with the Service’s operation, or using the Service to send unsolicited communications in violation of applicable law.
You own the data you enter into the Service — clients, properties, transactions, commissions, expenses, and related records. You grant us a limited license to host and process that data solely to operate the Service. You are responsible for ensuring you have the right to store any personal information you enter about others.
When you join a brokerage within the Service, the brokerage’s owner receives read-only oversight of the records the Service explicitly shares (such as shared transactions, commissions, and compliance items). By accepting a brokerage invitation, you acknowledge this access.
The Service integrates with third-party providers, including hosting and database infrastructure, transactional email delivery, optional MLS/IDX data feeds, e-signature providers, and AI receptionist services that you may connect with your own API keys. Your use of those providers is subject to their own terms.
AI-generated content — including listing descriptions, call transcripts, and summaries — is provided as a drafting aid and must be reviewed by you before use. We do not guarantee the accuracy of AI output.
Lead scoring and follow-up features are based solely on your own engagement records and are not intended to be used to discriminate in violation of the Fair Housing Act or any applicable law. You are solely responsible for your compliance with fair-housing, licensing, advertising, and disclosure laws.
The Service, including its design, branding, and software, is owned by The Flip Ledger LLC and protected by intellectual-property laws. These Terms do not transfer any ownership to you.
The Service is provided “as is” and “as available,” without warranties of any kind, express or implied. To the maximum extent permitted by law, The Flip Ledger LLC will not be liable for indirect, incidental, or consequential damages, and our total liability will not exceed the amounts you paid us in the twelve months preceding the claim.
You may terminate your account at any time by cancelling your subscription and contacting us. We may suspend or terminate accounts that violate these Terms, with notice where practicable. Upon termination, you may request an export of your data within 30 days; after that period, account data may be deleted.
These Terms are governed by the laws of the State of New Jersey, without regard to conflict-of-law principles. Any disputes arising under these Terms will be resolved in the state or federal courts located in New Jersey.
We may update these Terms from time to time. Material changes will be posted on this page with an updated effective date. Continued use of the Service after changes take effect constitutes acceptance.
